Real Estate Woes and An ALMOST Good Idea

We have a property that has been on the market for nearly six months now. It is sitting empty because we would really rather sell it than rent it. But we don’t want to give it away either, and in this tough market that puts us in a little bit of a rough spot. We’re not the only ones in this situation, and there are numbers to back this up.

Our contract with our realtor expires in a couple of weeks, and we’ve been discussing what to do next–rent the property until the market improves, drop the price, wait it out, try another realtor, try to sell it ourselves, etc.  We know the market is tough right now, so I think we are being pretty realistic about our options.  We’re also lucky that we have options–we don’t have to give it away.  We received a piece of mail Friday that may have helped us in this decision.

The company we have the property listed with is running a sale October 10-19. Their plan is to draw attention to the great buys available in the market with a national campaign. Sounds like a great and innovative idea! In order to participate, they’re asking homeowners to drop their price by at least 5%. And for the duration of the sale they are reducing their commission percentage by…

Zero.

I realize this is a tough market for agents as well, but this company missed a great opportunity to show their clients that “we’re all in this together”. Yeah, I know their commission would also be reduced by the same 5%, but on a $200k listing they are asking the owners to give up $10k while they are only giving up $600. Why not give up a full percentage point, you know, just to show you are REALLY serious about moving these properties? Why not show you also have a stake in making deals happen?  Why not use this as an opportunity to build relationships and a reputation with clients that will pay off for years to come?

Why not view this as an investment in your business?

In this case, they may have been better off doing nothing.  Someone at the top of this company should check out Seth Godin some time.  This really puts the agents in a bad spot as well, since they have not control over the situation.

A Little Editing Wouldn’t Hurt

Note to Commissioner Paul Pinkston, who released a taped conversation with Knox County Mayor Mike Ragsdale to the New Sentinel:

Although I’d rather not hear the toilet flush, I’m at least thankful that you waited until you were “done” to start the tape.

One may wonder why the KNS didn’t edit that out themselves. I’m sure journalistic integrity had a little something to do with it–leaving the recording in tact as they received it. But the toilet flush is probably what will make this thing go viral…it’s just good marketing. Somebody over there knows what they’re doing!

Yeah, What He Said

The other day I posted a meandering attempt at not ranting about information technology and the manufacturing sector. Today, Seth Godin wrote a post about basically the same thing. The difference is, his post actually makes some sense.

Talent is too smart to stay long at a company that wants it to be a cog in a machine. Great companies want and need talent, but they have to work for it.

Stop whatever you are doing and read the whole post. If you don’t read Seth, you probably should. Whether you are the guy running the show or the guy who sweeps the floors at night, he has great insight delivered daily for free.

And here’s a nice bit of irony for you…Seth Godin’s blog (for whatever reason) is blocked by our corporate IS department. Luckily, the concept of RSS feeds and readers hasn’t trickled down to them yet, so we can still read whatever we want through them.

Give them a few years and they’ll get Google Reader blocked as well.

Marketing at the Pediatrician

Today we took our little Chick Pea for her 6 month checkup. We go to a large pediatric group, and today we saw our third doctor. One of the things about going to a large group is that each doctor has their own personality and style, but today I noticed one common thread with all of them–the word “perfect“. Of course, we think she’s perfect, but it’s a little strange that every doctor we see uses that word so often.

Do doctors sit in marketing classes that tell them to use this word to give parents a warm fuzzy feeling about their practice?

If they don’t, they should. It works.

Higher Education Marketing

Seth Godin has a great post today about what actually matters (and what doesn’t) when choosing a college.

It’s almost as if every single high school student and her parents insisted on having a $200,000 stereo because it was better than the $1,000 stereo. Sure, it might be a bit better, but is it better enough?

Marketing to the Wrong Crowd?

A friend sent me this. It is a classic example of free markets in action–a romantic tale of a girl who’s trying to play waaaaay out of her league. I wish I could have written this response.

So, in economic terms you are a depreciating asset and I am an earning asset. Not only are you a depreciating asset, your depreciation accelerates! Let me explain, you’re 25 now and will likely stay pretty hot for the next 5 years, but less so each year. Then the fade begins in earnest. By 35 stick a fork in you!

BlogRush — Marketing and Syndication Mixed

There is a pretty cool widget I just installed called BlogRush. I saw some stuff about it over on Digg, where it has taken off and is starting to look spammy. I did a little investigating–it’s not. On top of that, BlogRush already looks to be uber-viral, so you’re going to be seeing a lot more of it. If not on your blog, everywhere else.

BlogRush is basically a free widget that syndicates its feeds based on subject to blogs all over the web. The marketing side comes in with pageviews. Every impression you register gets your post included on the syndication somewhere else on the network. Basically tit for tat syndication.

I’m not really expecting to get a rush of traffic, like the name would imply, but picking up a reader here and there isn’t a bad thing. The cool part is that BlogRush isn’t click dependent, so all of your impressions count. This can’t be said for most other marketing/social networking stuff.

You can pick up extra credits by using their referral program, sorta like MLM, but no investment required.

David Lee Roth Touring With Van Halen Again

It was announced yesterday that the tour will start this fall.

The lastest twist is that founding bassist Michael Anthony has been given the boot, and Van Halen’s teenage son, Wolfgang, has replaced him.

Hmmm. I doubt that statement is entirely true. My guess is that because Eddie Van Halen is such a jerk, Sammy Hagar wouldn’t tour with them again. Sammy and Michael Anthony are still good friends, and Mike probably sees that Ed is a jerk now too and doesn’t want to deal with him.

That leaves Ed and Alex in a bind. They hate David Lee Roth, but they can’t make any money with any singers other than DLR or Sammy. Since Sammy won’t have anything to do with them, they have to put up with DLR, and since Mike won’t have anything to do with them, they have to have Wolfgang play bass.

Dave? He doesn’t care. It’s a chance for him to get on stage and say, “Look at all the people here tonight!” a few more times. He’s probably chomping at the bit to get out on the road and annoy Ed nightly, and I don’t blame him. If I were him, I’d do the same thing just out of spite.

Of all the guys who’ve been in this band, Sammy and Mike are the only ones I’d ever want to hang out with. Dave would be fun to hang out with for a weekend bender, but he’d get on your nerves so bad after a couple of days that you’d have to get away…kind of like being in Vegas for more than a few days. He has, however, done a great job building that reputation and marketing himself.

I’d be surprised if this tour lasts more than a few dates. Look for it to be cancelled because of Eddie’s health.

Yet Another Dead Wrestler

This time it’s Brian Adams, who was known as Crush when he was part of the tag team Demolition. This is happening way too frequently. The powers that be in pro wrestling have a reputation of chewing guys up and spitting them out–not really caring about what happens to them afterwards, but sooner or later this is going to come back to haunt them.

This is just bad marketing.

It’s sad that they will only be able to see the business side of what all of these deaths mean, but if those are the terms that get them motivated to try and change things, so be it.

Webkinz–Who Knew?

It seems like the frenzy may not have fully hit Knoxville/East Tennessee yet, but I think a full blown Webkinz craze may be coming. It may actually already exist here, but I was unaware of it. I am admittedly out of touch with what is “cool” with young kids, and I have been for quite a while. I know of, but am not completely knowledgeable about Thomas the Train and Dora the Explorer, but I had never even heard of Webkinz until this weekend.

My sister in law and her kids, 10 and 7 years old, are visiting from Florida, and they were super excited the other day after they got home from Dollywood. Not because of the rides they rode, but because of the huge selection of Webkinz that were available for purchase there.

I got a quick rundown from them about Webkinz, and it actually sounds like a pretty cool idea. It is a pretty simple concept, and is completely viral in terms of web use and marketing.

First, you buy a Webkinz plush toy. This toy comes with a code that you enter online where you then adopt and name a virtual version of this “pet”. You get to build a room for your virtual pet, then participate in all sorts of activities online that allow you to build up virtual cash to buy more cool things for your pet.

If you are like me and had not heard of Webkinz before, look out. It seems to be the latest thing, and I actually get why.
